TERMS OF REAL PROPERTY LET
Terms of Real Property Let

All apartments included in this site are subject to the supervision of BUENOS AIRES SELF-CATERING and all of them are properly furnished and equipped. Landlords offering real property to let are bound to keep them in perfect cleanliness and general maintenance conditions.
Each apartment uploaded in this site includes guide photographs and a basic description about distribution and facilities, as well as a rental price chart.
The user may enter a booking request form for each apartment, which, upon receiving thereof, shall be immediately answered by BUENOS AIRES SELF-CATERING confirming availability and total rental price.
If the interested party is outside Argentina, he shall send an initial payment of at least 20% of the agreed price through Western Union. For booking from Argentina, an initial payment of at least 20% of the agreed price shall be deposited in a savings account, whose number shall be timely provided. BUENOS AIRES SELF-CATERING must be informed once the initial payment has been sent and a notice shall be sent via e-mail reserving the real property for the agreed period of time.
If the interested party chose to call his journey off, after having reserved as outlined above, he would not be entitled to money reimbursement, as this reservation shall be deemed a compensation for having exclusively booked the real property for agreed period of time.
Check-in shall be as from 12 pm of the day of the arrival. Should the apartment be available before that time, the tenant may check in before. Upon entering the premises, an agreement shall be signed specifying therein period of the let, rental price in American dollars and an inventory of all the contents inside the premises.
The above-mentioned agreement shall include names and a proof of identity of all the people who shall occupy the premises all the stay long; no other person may be added without the landlord's written consent. No one without a proof of identity at the time of signing the agreement shall be entitled to enter the premises.
In addition, the balance of the agreed rental price shall be paid; furthermore, a security deposit shall be given under the following conditions: a) the security deposit shall be the same as the rental price, provided the rental period does not exceed 30 days; b) the security deposit shall be the same as the monthly rental price, provided the rental period exceeds 30 days. Payment shall be performed in American dollars or in Argentine pesos, according to the exchange rate of that day, selling rate. Finally, fees shall be paid to BUENOS AIRES SELF-CATERING, which shall be 15% of the agreement total price.
When checking in, an explanation on how to use all the facilities inside the premises shall be given to the tenant and the keys delivered to him.
During the stay, maid service shall be rendered once a week to clean the apartment and change bed-linen and bathing towels. Thus, a suitable day and time shall be mutually agreed so as not to disturb the tenants. This service shall not be construed as an additional charge but if a more frequent maid service is preferred, it may be arranged consequently fixing an extra charge.
Each apartment is provided with electricity, gas and cable TV. The landlord shall pay the expenses arising from the above-mentioned services, as well as those incurred as general property management expenses and taxes charged upon the real property.
As regards the telephone and internet services, conditions thereof shall be specified on a case by case basis.
The tenant and all his family shall be jointly and severally liable for maintenance, cleaning and proper working conditions of the real property and all fixtures, fittings and devices therein. Thus, any difficulty or failure that may arise shall be immediately informed to BUENOS AIRES SELF-CATERING. In addition, should any abnormality or failure be detected during or at the end of the rental period resulting from negligent use, repair costs shall be estimated and deducted from the security deposit. In addition, security deposit shall be compensated straight away; otherwise the premises shall be abandoned in 24 hours.
The tenant may contact BUENOS AIRES SELF-CATERING any time during the rental period to ask for assistance or guidance in all matters related to the apartment or to his stay in Buenos Aires, and therefore, the team of BUENOS AIRES SELF-CATERING will make best efforts to assist him.
If the tenant chose to curtail his stay, reasons notwithstanding, he would not be entitled to money reimbursement under any circumstances, except for the security deposit, as described in the following paragraph:
Check out shall be before 10 am, moment in which the tenant shall return the apartment keys, and the security deposit shall be reimbursed, once the premises inventory has been previously checked.
BUENOS AIRES SELF-CATERING reserves the right to make any changes in the information above stated in this site without previous notice and thus does not hold any responsibility either present or future for making those changes.
